When are the apartments scheduled to be completed and handed over?
The deadline for the overall approval and handover of the apartments is scheduled for the first half of 2027. However, we will also proceed to partial completion of selected floors during 2026.
What will be the monthly housing costs?
Estimated monthly costs for a 2-bedroom apartment will be approximately 150€-200€.
For a 3-bedroom apartment, the monthly cost will be approximately 200€ - 260€.
What is the required deposit amount?
You need 30% of your own funds to buy the apartment.
Do you also offer parking spaces?
Yes, we offer parking spaces in the underground garage or in the outdoor parking lot.
The price of a parking space in the underground garage is 30 000 €.
The price of a parking space in the outdoor parking lot is 20 000€.
The building will also have public parking lots that will be used for visitors or guests of the investment apartments.
Is there a carefree rental option when buying a home?
Yes, we also offer the option of putting the apartment into a rental program, where the apartment will be further rented by our company and generate income for the owner without additional costs and management worries.
Will the rental program cover my mortgage?
If you are buying the apartment as an investment, with a down payment of 30% and an interest rate of 4.3%, your repayment will be less than €750. This amount is guaranteed to you each month as a return from the rental program. This means that you no longer pay anything towards your mortgage repayment. We will pay off the apartment completely for you.
Can help with financing be used?
Yes,you can pre-approve a mortgagefor your apartment/apartment today in the contracted banks of the project - VUB, ČSOB, SLSP.

What is the housing standard?
The standard in which the apartments and flats in the new buildings are made can be found on our website in the section housing standard. We prepare all flats and apartments in HI Residence so that when the keys to the flat are handed over to you, all floors, doors, tiles, plastering, bathroom and toilet fittings, heating, electrical wiring with sockets and preparation for the installation of kitchen units are in place.
Is there heating and air conditioning in the apartments?
Air conditioning and heating is part of the apartment standard. You don't have to count on any additional investment in cooling, the building has a central cooling and heating solution controlled by Siemens.
What amenities are close to HI Residence?
There is a LIDL retail store and a pharmacy within 5 minutes walking distance. Within 10 minutes you are in the centre of Žilina, where you can find a shopping centre and many other services.
